What is Tui Estate?

Tui Estate is a premium rural residential estate of only 16 lots, situated in the Rakaia Gorge area of Canterbury.

What will i own?

You will have freehold (fee simple) title to your own 1Ha (2.47 acre) fully serviced lot.

The balance of the 51 Ha (126 acres) farm land surrounding the 16 Tui Estate lots will be retained by the principals of the development company Tui Estate Ltd. Subject to some restrictions this surrounding land will remain fully accessible to residents and invitees. This land is covenanted to ensure there can be no further residential development

how private is Tui Estate?

From the entrance the Tui Estate road is a private road. Access is only via coded gateway.

How many home sites will there be?

There are 16 home sites, all of which are 1 hectare (2.47 acres) in size.

What services and utilities will be provided to each site?

Each site is serviced by underground water, power, telephone (including high speed internet) and reticulated LPG.

Who will maintain the infrastructure?

The Tui Estate Owners Association will manage and maintain all the services and infrastructure.

Will there be any further subdivision?

No further subdivision is permitted on Tui Estate. This is protected by covenants and the Selwyn District Council Plan.

What if the 1 Ha (2.47 Acre) lot is too large for my requirements?

Simply move the existing boundary fence and the surplus land will be grazed by sheep and cattle as part of the farming operation on the surrounding land.

What annual costs will lot owners be responsible for?

Apart from local body rates (land taxes) there will be an annual levy of the Residents Association payable by the 16 lot owners to meet the costs of maintaining and managing the infrastructure of the private road, landscaping, entrances and all services.
